What's being built

A major student accommodation block is under construction at the junction of Celebration Avenue and Liberty Bridge Road, next to the Ludwig Guttmann Health Centre. The development - known as N16 - will deliver 504 student rooms across two towers of 10 and 18 storeys.

This is not new homes for residents. It's purpose-built student housing (PBSA), forward-funded by M&G Real Estate and developed by HG Living, with HG Construction as the main contractor. Contract value is £135 million.

What's inside

The rooms break down as 364 cluster ensuite rooms and 140 studios. Amenities include a gym and fitness studios on the ground floor, lounge areas, a games room, a screening room, a co-working space, and communal dining on the first floor, which opens onto a landscaped terrace. On the 17th floor, a sky bar and yoga terrace with views across the Queen Elizabeth Olympic Park.

Affordability

51% of units will be covered by a nominations agreement, and 35% will be let at affordable rents - so it's not entirely market-rate. Students at UAL London College of Fashion and UCL East, both in the Olympic Park, are the primary intended residents.

Where it fits in the wider picture

N16 is described by the developer as the final phase of the East Village masterplan, on one of the last undeveloped plots in the neighbourhood. The building is targeting EPC A and BREEAM Outstanding sustainability ratings. Completion is planned for the start of the 2028/29 academic year.
