To stay up to date with direct communications from the construction firm, HG Construction, register here, selecting N16.
Plot N16 is one of the final major sites to be developed in East Village, the neighbourhood originally built as the London 2012 Olympic Athletes’ Village. The site sits on Celebration Avenue, close to Victory Park and East Village’s central amenities.
The project will deliver 504 purpose-built student bedrooms across two buildings – one 10 storeys, the other 18 storeys – together with 313 m² of commercial space at ground floor level for retail, business, or community use.
Designed by Howells Architects for HG Living, the scheme forms part of M&G Real Estate’s student-housing portfolio. HG Construction will lead the build.
The development includes landscaped courtyards, roof terraces, and new cycle parking, helping to connect the site with the surrounding pedestrian routes through East Village.
What It Means for Local Residents
Positive impacts
- The development will complete one of the last remaining plots in East Village, helping to bring the masterplan to its final stage.
- New students will add to the local economy, supporting cafés, shops and services.
- The ground-floor commercial space may provide new local amenities or community-facing uses.
- Landscaping and cycle routes will improve connectivity around Victory Park and Celebration Avenue.
Points to monitor
- Construction is expected to run for around two years once work begins. Residents nearby should expect some disruption from deliveries, machinery noise, and temporary traffic management.
- As a student development, term-time activity will be high, and good on-site management will be essential to maintain a positive balance in the community.
- Details of the commercial space and how it will be used are still to be confirmed.
- The affordable accommodation element (around 35% of rooms) will be managed under nomination agreements; more information will be released closer to completion.
