Belvedere
Belvedere is a central open space within East Village, originally designed for the 2012 Olympics. The new vision reimagines it as an evocative play garden with a modern English garden aesthetic — inclusive, biodiverse, and community-focused, integrating play, greenery, and social spaces outside Santi, The Fat Crab, Eggslut, The Gym Group, and Bakehouse by Signorelli.

Chobham Farm North
106 new homes are being built on the old industrial land at the junction of Liberty Bridge Road and Leyton Road. A mix of open market, affordable rent and shared ownership, across buildings of 6 to 11 storeys.

East Village Masterplan
The East Village masterplan aims to transform Victory Park and Belvedere into inclusive, biodiverse spaces that support play, wellbeing, and community life, while improving connectivity and sustainability across the neighbourhood.

IQL North
IQL North is a major new neighbourhood taking shape opposite Stratford International Station and adjacent to Queen Elizabeth Olympic Park. With planning consent approved in October 2024, the scheme will deliver 672 new homes (including ~172 social-rent), 909 student beds, around 9,000 m² of commercial space, and 10,000 m² of new public realm — including green space, community gardens, and a transport hub.

N16 Stratford — Student Accommodation
A 504-bed student accommodation block is under construction next to the Ludwig Guttmann Centre. Two towers of 10 and 18 storeys, with a sky bar on the 17th floor and views across the Olympic Park.

Rondo Stratford
Rondo Stratford is a new residential development on the former coach and taxi rank site beside Stratford International Station, delivering around 380 new homes — including 133 affordable units — across two towers. Developed by Telford Homes, the scheme also includes ground-floor commercial or community space and public realm improvements to pedestrian links between the station, Westfield, and East Village.
