All homes in Victory Plaza are built to very high standards of fire detection, prevention and suppression.
Victory Plaza Fire Safety Features
- A heat detector is built into the kitchen ceiling
- Smoke detectors are located in the hall, bedrooms and landing areas
- Sprinklers are built into ceilings and activate automatically when exposed to heat from a fire
- Smoke seals and intumescent strips are fitted around each fire door. Smoke seals restrict smoke passage between apartments. Intumescent strips expand when exposed to severe heat to prevent fire spreading beyond your apartment. Fire doors must be kept closed at all times
- Fire-resistant materials are installed in the walls between apartments
When heat or smoke is detected, the alarm will sound on all detector units in your home. A flashing light will show which detector was activated.
In the Event of a Fire
It is your responsibility to:
- Evacuate your home
- Call the fire service on 999
- Alert the Relationship Management Team once you are safe and have contacted the fire service
The alarm will only sound in your home - not in other apartments.
Our built-in safety features are designed to contain a fire inside an apartment, so other residents should be safe in their homes and will not be alerted to evacuate by the fire alarm system. However, if they are concerned, they can evacuate.
Resetting the Alarm
If you need to reset the alarm - for example, if it activated due to cooking smoke when there is no fire risk - push and hold the 'Test/Hush' button on the relevant unit for a few seconds. This will silence the alarm for approximately 10 minutes, after which the unit will automatically reset. However, if smoke density increases, the alarm will restart automatically.
If the alarm does not reset when you push and hold the 'Test/Hush' button, open windows to allow fresh air in. You can also vacuum the air around the affected smoke detector.
Checking and Cleaning the Detectors
The detectors will have been checked and confirmed to be working at the start of your tenancy. It is your responsibility to check that your detectors continue working during the tenancy.
We recommend that you:
- Press the 'Test/Hush' button weekly to check all alarms in the system
- Check regularly that the green power light on detectors is on
- Check at least annually that the alarm operates on back-up battery power only by switching off the mains supply and pressing the test button. If the battery needs replacing, this is your responsibility
- Clean the alarm cover regularly—wipe it with a cloth and vacuum around it to remove dust and cobwebs
Fires in Communal Areas
Smoke and heat detectors are installed in all lobbies, stairwells, corridors and lift shafts. Team East Village monitors these 24 hours a day.
If heat or smoke is detected in common areas, the fire system will automatically:
- Alert Team East Village to the fire and its location
- Open ventilators to clear smoke from escape routes
- Make building entrance door locks "fail safe" open
- Send all lifts to the ground floor and prevent them from being used, except by fire officers. If the fire is on the ground floor, the lifts will automatically travel to the first floor instead
There are no fire alarm sounders in common areas. If necessary, the fire brigade will organise the evacuation of residents.
If you discover smoke or a fire in common areas:
- Leave the building via the stairs, closing doors behind you
- Press the face on any red "Fire Alarm" box to activate the fire system
- Do NOT use a lift
- Do NOT re-enter the building until attending fire officers declare it safe
System Testing and Risk Assessment
Team East Village will test the fire system regularly and arrange for an annual fire risk assessment.
Misuse of the Fire System
Only use fire alarms or fire-suppression equipment in the event of a fire.
If fire alarms or suppression systems are set off without good cause by residents or their visitors, the residents responsible may be charged for the costs of responding to a false alarm.
